How Long Do Septic Systems Last in BC?
"How long should this last?" is the question behind every septic decision — repair it, replace it, or buy the house at all. The honest answer: a septic system isn't one thing with one lifespan. It's three components aging at different speeds, and your habits decide which speed.
The Three Clocks
The tank: 40+ years
A concrete septic tank is the longest-lived part of the system — decades, routinely 40 or more, unless it's physically damaged or was a steel tank from an older era (steel corrodes; if your property has one, plan around it). Tanks rarely "wear out." They crack, shift, or lose baffles — all diagnosable, most repairable.
The drain field: 25–40 years
The field is the clock that matters. With sane water use and pumping every 3–5 years, 25–40 years is realistic in Okanagan soils. Without maintenance — never pumped, hydraulic overload from extra occupants, garbage disposal running full-time — a field can clog in 10–15. The field doesn't die of old age so much as of everything poured into it over the years.
The pump and controls: a wear item
If your system is pressure-dosed or on a mound, the pump is a wear item — expect to replace it one or more times over the life of the field. Budget for it the way you'd budget for a hot water tank: inevitable, plannable, and cheap compared to what it protects. Alarms and floats get replaced on the same rhythm.
What Shortens a System's Life
- Never pumping the tank. Solids carry over into the field and clog the soil. This is the number-one killer, and it's entirely optional.
- Hydraulic overload. More people, more laundry, more bathrooms than the system was designed for. Systems are sized by bedroom count for a reason.
- Driving or parking over the field. Compaction crushes pipes and destroys the soil structure the field depends on. So do sheds, RV pads and new driveways over the field area.
- Garbage disposals and grease. Both load the system with solids it wasn't designed to digest.
- Chemicals and additives. Harsh drain cleaners, paint, and solvents kill the biology doing the actual treatment. "Septic additives" sold as miracle cures don't extend field life — pumping does.
What Extends It
- Pump every 3–5 years — the single highest-return habit. Larger households lean toward 3.
- Spread water use out. Five loads of laundry on Saturday is harder on a field than one a day. Modern low-flow fixtures help more than people expect.
- Keep the field area sacred. No driving, no structures, no deep-rooted trees nearby, and divert roof and surface drainage away from it.
- Fix leaks fast. A running toilet can send hundreds of litres a day into the field — a slow-motion overload.
- Inspect every few years once the system passes 20. Catching a failing baffle at year 22 is a repair; catching it at year 28 after solids have migrated is a replacement.

How to Tell Where Your System Stands
Age alone doesn't condemn a system — a 30-year-old field that's been pumped on schedule can have years left, while a 15-year-old field that's never been pumped can be done. What matters is condition: an inspection that opens the tank, measures sludge, checks baffles, and probes the field for ponding tells you where you are on the clock. My system is 30 years old and works fine. Should I replace it preemptively?
Not on age alone. Get it inspected — if the tank is sound and the field shows no ponding under load, keep maintaining it and re-check every few years. Preemptive replacement of a working field is an expensive way to buy peace of mind you could get from a $300 inspection.
Do concrete tanks really last 40 years?
Yes — concrete tanks routinely do, barring physical damage. The baffles inside may need attention sooner, and steel tanks from older installs are a different story (they corrode). An inspection tells you which you have and what shape it's in.
Does a water softener hurt the septic system?
The backwash brine adds salt and extra water volume to the system. Opinions vary, but routing softener discharge away from the septic tank where practical is the conservative choice — ask your ROWP or installer about your specific setup.
What's the first thing to fail on most systems?
The pump, if there is one — it's a mechanical wear item. After that, baffles and distribution components. The field itself is usually the last thing to go, which is why protecting it with pumping and sane water use pays off.
