Cross the Bennett Bridge and you're in septic country. Most West Kelowna homes — from the hillside lots above the lake to the rural pockets around Shannon Lake — run on onsite systems, not city sewer. West Kelowna's geography is beautiful and unforgiving in equal measure. Up in Glenrosa, Rose Valley, Lakeview Heights and Casa Loma, you're often dealing with shallow bedrock and thin, rocky soils on steep hillside lots — the kind of ground where a conventional trench system simply doesn't fit, and where blasting or engineered fill becomes part of the conversation.
Down by the water, the problem flips. Lakeside properties near Gellatly — just up from Gellatly Nut Farm Regional Park — can hit a high seasonal water table, which pushes drain fields upward into raised beds and mounds. And a huge share of the housing stock here went up in the 1970s–90s, which means many original systems are now sitting right at the end of their expected life.

Usually, yes — rock doesn't rule out a system, it rules out a cheap conventional one. Shallow bedrock is common in Glenrosa, Rose Valley and the hillside neighbourhoods, and the answer is typically an engineered design: a mound, a sand filter, or advanced treatment with drip dispersal. Test pits tell us exactly how much rock we're dealing with before we quote anything.
It can. Drain fields need proper separation from seasonal high groundwater, so lakeside lots around Gellatly and Casa Loma often end up with raised beds or mound systems rather than in-ground trenches. Setbacks from the lake also shape where the field can sit. A ROWP site assessment sorts out what's workable on your specific lot.
Start planning, at least. Most systems last 25–40 years, so a 1980s install is in the window where drain fields begin to fail — slow drains, soggy ground over the field, or sewage odours are the early warnings. A full inspection tells you whether you've got years left or months — and it's far cheaper than an early field replacement.
