Vernon anchors the North Okanagan — East Hill and Mission Hill, Coldstream, the BX, Okanagan Landing — ringed by Kalamalka Lake, the "lake of many colours." Step outside the city sewer grid and it's septic country out here. We make the trip north regularly, and we bring deep familiarity with Okanagan ground conditions with us.
The Vernon area doesn't do flat and simple. The BX and Foothill country is rolling hills broken by rocky outcrops, where a drain field has to dodge bedrock and still find enough workable soil. Coldstream brings larger acreages — more room to work with, but often more rock to work around. And around Swan Lake, the challenge is the opposite: a high water table that leaves very little room between the surface and the groundwater.
Shoreline properties near Kalamalka Lake add setback constraints on top of that, while older homes in Okanagan Landing, East Hill and Mission Hill frequently run on systems installed decades ago — tanks and fields that predate current standards and are now due for honest assessment. The approvals are the same — a ROWP design filed with Interior Health — but the lots are different. Coldstream properties tend to be larger acreages, which usually means more options for field placement and reserve areas. That flexibility is an advantage the ROWP design puts to work. We serve Coldstream, Lavington and the surrounding rural areas just like Vernon proper.
Yes, but the design has to respect the groundwater. Drain fields need separation from the seasonal high water table, so high-water lots typically use raised beds, mounds, or advanced treatment with shallow dispersal. The key is testing at the right time of year — a summer test pit can hide the spring reality.
Provincial setback rules apply, just as they do on Okanagan Lake — minimum distances from the water, from wells and from property lines. Shoreline lots on Kalamalka often need the field tucked into the one workable corner of the property, which is where advanced treatment helps by shrinking the footprint. The ROWP design lays it all out.
With an inspection. We open the tank, measure sludge and scum, check baffles and the outlet filter, run a flow test, and walk and probe the drain field. We can also pull whatever records Interior Health has on file for the property. You get a written report with photos — and a straight answer on whether you're looking at maintenance, repair, or replacement.
