Peachland is cottage country that grew up — old lake cabins turned into year-round homes, steep mountainside lots under Ponderosa and Pincushion, and acreages reaching up toward the Connector. Nearly all of it runs on septic. These hillsides are demanding ground — steep lots, shallow rock, and tight setbacks are the norm, not the exception.
Start with the terrain. Peachland climbs fast — from the Okanagan Lake waterfront up the flanks of Ponderosa and Pincushion Mountain — and much of that slope is thin soil over rock. Steep lots limit where a drain field can physically sit, and equipment access alone can shape the design. This is drip-dispersal and pump-system territory, not dig-a-trench territory.
Then there's the age of the housing. Plenty of Peachland homes began life as summer cottages with weekend-sized systems: old steel tanks, undersized fields, sometimes installed before modern standards existed. Now those same homes run full-time households with laundry, dishwashers and teenagers. The system didn't grow with the house — and it shows.
Add waterfront into the mix and lakeshore setbacks matter. Fields need real distance from the lake, from wells and from property lines, which gets interesting on narrow waterfront lots. Peachland lots are steep, rocky, and often small — from the waterfront strip along Highway 97 to the slopes of Pincushion Mountain, Trepanier and the rural acreages above town. Shallow bedrock is the rule, gravity fields are often impossible, and many older cottages still run on their original systems.
That means pump systems, pressure distribution and advanced treatment do the heavy lifting here, and setbacks on tight lots need careful layout. The soil gets tested, the design works around the rock, everything is filed with Interior Health, and the build is handled — one point of contact, start to finish.
Provincial regulations set minimum setbacks from water bodies, wells and property lines — and on Peachland's narrow waterfront lots, those setbacks often drive the entire design. Older cottage systems were sometimes installed before current rules existed, which is exactly why we verify setback compliance during inspections. A ROWP design maps it all out before anything is dug.
Probably not. Systems are sized for expected wastewater flows, and a weekend cabin's design flows look nothing like a full-time household with daily showers, laundry and a dishwasher. Overloading shows up as slow drains, odours, or a soggy field. A ROWP reassessment measures what you have against what you actually use, and tells you whether it needs upsizing.
Often, yes — with the right engineering. Steep slopes rule out conventional trenches, but pressure-dosed drip dispersal, terraced beds and pump-assisted designs handle grades that look impossible from the road. Equipment access is the other half of the question, which is why we always do a site visit before quoting hillside work.
Both play a role, but the septic design itself is done by a Registered Onsite Wastewater Practitioner and filed with Interior Health, the regional health authority. The District handles the building permit side. The contractor coordinates the whole chain — ROWP design, health authority filing, and the paperwork your builder needs.
